What to watch out for

There are over 100,000 complaints made about cowboy builders every year so it’s important you take your time choosing who will do the work for you. Whoever you choose becomes a partner in delivering your home improvements, so choose someone who is happy to give you time to discuss your requirements fully rather than someone who doesn’t want to understand your needs but simply wants to give you a price.

Unfortunately there are many problems associated with the building trade such as poor standards of work, escalating costs, time over-run, unreliable workmen and poor communication. The impact of these isn’t just financial or late delivery but the stress and worry of trying to sort it out.

So whether you choose us or a competitor please heed the advice below for a stress-free build:

-You should get a detailed ‘schedule of work to be completed’ and also specifically what is not included in the price, for example real oak doors as opposed to standard doors or LED lights not standard lights.

-Watch for companies asking for large amounts of cash up front. It is usual to agree a small deposit to secure the work in a builder’s diary, followed by a structured schedule of payments to start after demonstrable work has been completed. It is not acceptable to demand large upfront payments before any material has been purchased or labour time has been spent.

-Always ask for references and recommendations.

-Avoid surprisingly low quotes, they tend to go up once work has started.

-Good companies tend to build up a waiting list rather than be available straight away.

-Membership of a recognised organisation (eg, Federation of Master Builders/ Trustmark / Trusted Trader)

-A builder should have Public & Product Liability Insurance
